What is a neighborhood tip?

A neighborhood tip is a very short post written about a neighborhood or area. Each neighborhood tip has the following attributes which will be created by you:

  • Title
  • One or two lines of text about the neighborhood
  • Listings — properties for sale inserted into the text based upon criteria you will select
  • Comparable listings — similar properties representing criteria selected by you
  • A featured image — from our Media LIbrary
  • An image in the post — from our Media LIbrary
  • Tags — The zipcode and type of home
  • Categories — The neighborhood and city of the subject

Each neighborhood tip is inspired by a listing posted on our site by a local real estate agent. (A listing is another word for a property that is for sale.) You will use clues in their listings to create neighborhood tips.

It may take several tries to master the procedure for creating a tip. Don’t be discouraged.  After a day or two you should be able to create 1 tip every 2 or 3 minutes.

Source Material

So how do you know what to write about. You start with a “source post”. The source post in this case is a “listing” or article about a single property for sale in your area. Follow the instructions in the screenshots to find your source material.  In all cases click on the image to see a larger screenshot.

The source posts/listings are found in Settings>>RSS Multi Importer>>Manage Posts.  You may have to scroll forward a couple of pages to find a source post in your area.

You should open a post that looks like this.  It contains the address and price, property details and the inspiration for your article.

I should mention here that the source post will refer to a “TRACT”.  That word is a limitation of the software we use because the people who developed the software are in the Western United States.  On the East Coast in Virginia, we don’t have TRACTS.  We have subdivisions (groups of similar homes) and condominium buildings.  Don’t use the word tract in your article. Use subdivision, neighborhood or condo community.

Writing the Article

These aren’t so much articles, as they are just a sentence or two of rewriting. You should start by understanding that the article is never about the property that is in the source post.  The article is about a home like the one in the source post.  The article is about a fact that you find in the Inspiration.

Example of how to write

In this case the key is this phrase: “LUXURY TOWNHOME IN IDEAL LOCATION NEAR BUS/METRO!”

This clue tells us that “Mclean Place Townhomes are located near the bus and Metro.”  That’s the article. Now we need to play “Jeopardy” to write the headline.  (For those who don’t know the Jeopardy Game Show, this is how to play Jeopardy.) The headline is your chance to be creative.  Possible headlines:

  • Why are Mclean Place Townhomes convenient?
  • Are you looking for luxury and convenience in Mclean?
  • How much is a luxury townhouse in Mclean near the bus and metro?

So here’s the article and headline that I’ve created. If you click the link you’ll notice that the post has more than just my line of text and a headline.

Always add listings

“Listings” are properties that are for sale. Using tools on the blog you can add properties automatically to your post. Add listings to each post. More about this here:

Use the selection criteria to define a home that is as close to the source post as possible. The listings should always come from the same tract as the original post. Use additional selection criteria to describe the source property. For example use the same price range and/or same size as the original post.

Add comparable listings

In addition to adding listings that are from the source material, add another set of “comparable” listings. Comparable listings are similar homes that are for sale in similar neighborhoods. They are added the same way as described above. In your comparable try to use multiple criteria to make the other properties as relevant as possible. For example if the subject property was $350,000. Make the comparable properties have a minimum price of $340,000 and a maximum price of $360,000.

Or, bracket the square footage. For example if the source property was 2500 sqft, then the comparable properties should be 2200 minimum to 2700 maximum.

Call the comparable properties from the same zip code or city as your source post.

Vary the selection criteria between posts and vary the “display order” from post to post.

Finishing touches

Every post must be properly tagged.  Your tags should be the property type and the zip code, as well as anything you think is relevant. [More about Tags]

Every post must be properly categorized.  Your categories should the TRACT and the CITY.  Not all Tracts are found in our categories. Don’t add these.  [More about Categories] In addition each post must be categorized according to price.

Tips on making tips

If your work area does not resemble the work area in the screenshots, you probably need to click “Visual” on the tab above where the text is entered.  When you click “Text” you’ll see code and different buttons.  If you have done this but don’t see the green button, it might be because your monitor is too small.  In this case, collapse your menu to see more of the toolbar.

Please keep in mind that we are trying to actually add value and not just create volume and noise. For example “Renovated Condos near Metro Station” is a great title and is exactly what someone might search for, but that article should actually point out a renovated condo and not just have a list of condos—some of which are renovated and some of which are not. To make this an article more useful, from time to time you might want to use the solitary green peg (one house not many) to show the exact home you found in your source post.

Try not to create two posts about the exact same neighborhood on the same day. When you do create two posts about the same tract/neighborhood, schedule the post to be published the next day. You can edit the publish date by tinker with a setting right above the publish/update button.

Try read your own posts. After doing this for a number of days you should become familiar with some of the features and neighborhoods in your area.

Qualifications

An area expert is a blog writing position.  The position requires the following skills:

  • English language — To successfully accomplish this job you will need a mastery of the written English language. You must take care to properly punctuate, use good grammar and above all use words in the proper context.  This means you don’t use a fancy word when a plain one will do.  You don’t use a coarse phrase when a precise selection of obscure lexicon is what is needed.
  • Ability to follow instructions — We will give very specific instructions.  You must be able to read, understand and follow instructions.
  • Ability to work on a daily basis — This job will require that you sign in and do work every single day.  If you cannot do this for at least a year, you are probably not the right person for the job.  With proper diligence this could one day be a full-time job.  For now this job will require an hour or two of effort.
  • Ability to research — You will write about an area that is foreign to you, namely a particular neighborhood, town or zip code in Northern Virginia near Washington DC.  You must be able to understand the difference between facts and opinions and only report facts.
  • Understand how to prepare an invoice.  — We will provide an example and help with your first invoice.  After that you must do this without any help. You must always be honest.  If your invoice is wrong or dishonest, your contract will be terminated instantly.
  • You must do all the work yourself!  — This is important.  You will be terminated if you allow someone else to do work on your behalf.  We always find out the people who don’t do the work themselves.

Summary of Duties

Each day you will create:

  • Neighborhood Tips — These are articles that aren’t more than a sentence or two. The information is largely pulled from comments the agents have written in a listing that will inspire you. You will create 4 per day.
  • Gallery Post — Just put a bunch of pictures from your neighborhood in a post and give it a snappy headline. You will create 1 per day.
  • Rehash — Take an old post and rewrite a sentence or two in your own words. You will create 1 per day.
  • Landmark Post — Up to this point it should go really quickly. This one will require a tiny bit of research. Look at a map. Read about the area. Write an article. You will create 1 per day.
  • Community Post — A community post is a post about a subdivision or condo community. This is pretty straight-forward if you just look at a couple of listings in your area. This is due every other day.

Detailed Explanation of Duties

You must understand the concept of listings. A listing is a post about a property (home, townhome or condo) for sale in your neighborhood. Each day our website automatically posts a number of new listings for sale in your neighborhood. You will use those listings to write different types of articles.

How to write a Neighborhood Tip

t first you will write 1 article to make sure you understand the concept.  After you have received corrections you will write 2 articles.  And then you will be require to generate 4 articles each day.  Each tip is composed of:

  • A headline — This is creatively written by you but it follows the required format
  • Content — Content is at least 1 line of text, usually more.  The listings will provide a source for most content.
  • An image — We have thousands of images for you to choose from in our content library.
  • A featured image — (As above)
  • Two or three tags — Tags are pulled from the source content.  Each article is tagged with a postal code, the type of property.
  • One or two categories — The City and the subdivision (also called “tract”) are categories. The price range of the listing is also a category.

How to create a Gallery Post

You will produce one gallery post per day. A gallery post is a collection of 6 to 12 pictures from your neighborhood, blending old and new images in a theme imagined by you.

Sorting posts by price

Each post must be sorted by price.  If you are creating posts or editing posts use the following criteria to sort posts into the proper categories.

Most posts contains prices of real estate for sale. Sometimes the prices are in the headlines, just as often they are in the body of the post, but the prices won’t show up when you are editing a post, only when you are looking at the post.  If there are no prices in the post, go on to the next post.

Price Categories

The price categories are:

  • Affordable = less than $400,000
  • Standard = from $400,000 to $800,000
  • Luxury = from $800,000 to $1,300,000
  • Super Luxury = $1,300,000 and up

Do not confuse the pricing categories with other similarly named categories.  All pricing categories are found under the parent category: “homes for sale sorted by price“.

Make sure you click “UPDATE” to save your work after you have selected a price category.

Creating place images

Place images combine images of places with place-name images.

 

  • These images must be square. For example the size can be 400×400, 500×500 or 600×600.
  • These images can be as small as 400×400 and as big as 700×700 or any number in between.
  • The text and abstract must be from an approved format.
  • The background image MUST come from our source files.
  • The background image MUST be modified in some way so that it is not the same image as the original source image.

Adding listings to an image

You’ll need two windows open.  First open up an “ADD NEW POST” window and then open up the image you wish to add listings to.  Click “Edit” to edit the image.

In the New Post dialogue follow these instructions to generate the code to add new posts. Try to make the listings as specific as possible. Here’s how to do that.

That should generate a code that looks like this:

Copy that code (including the brackets) into the image description. Save your image using the “Update Media” button. Then view the image attachement page. It should look something like this.

Creating the New Post

Start by writing a title.  The title of the new post MUST USE THIS FORMAT.

In the above example the title of the new article is “What’s the epitome of Old Town Charm?” Notice that this title was inspired by the description above.

 

Now comes the article. The article is only 1 or 2 sentences long and replies to the title.  In this case the article would read: “The epitome of Old Town charm found in a townhouse around $700,000 in 22314 zipcode.”

Now put the same tags on this post as were in the first post.  In this case,

Now that the new post is created it’s time to close out the source post.  You’ll need the MLS number (it’s in the DETAILS).

Delete all text from the page. Use the MLS number and the green peg to add code as shown.  Then add a place name image.

Click on Manage Posts.  Then click on >> to go to most recent posts.

Click on the posts that have a price and address.

Click on the posts that have a price and address.

Edit those posts as follows:

  1. Copy the existing title over the “Read more here” link.
  2. Write a new title.  Use the existing text to inspire a title.  Titles should follow this formula.  Randomize and alternate formulas but always use good grammar and spelling.
  3. Write one sentence above in the article above the main picture.  The sentence can be inspired by the existing text or a response to the title.
  4. Update / Publish.
  5. Record the URL in a Google docs spreadsheet.
  6. Once per week send me that spreadsheet as an invoice so you can get paid.

At first do 2 or 3 articles to make sure you understand the task.  Once you are approved, do as many articles as you want/can.
